Mid-century bathrooms with good bones
Maitland is a small, established city between Winter Park and Altamonte Springs, set around Lake Maitland, Lake Lily and several smaller lakes. A large part of its housing is single-story block construction from the 1950s through the 1970s, with lakefront homes and newer infill houses mixed in. Those mid-century homes tend to be solidly built, but their bathrooms were designed for a different era.
The typical original bath in a Maitland ranch is compact: a five-foot tub with a tiled wall, a small window over the tub, a single vanity and sometimes a second, even smaller half bath. Some homes still have their original colored ceramic tile, and many have terrazzo floors elsewhere in the house. Plumbing may be a mix of original and updated lines, and ventilation is often limited to that window.
The most popular project in these homes is converting the tub alcove into a walk-in shower, sometimes borrowing space from a linen closet to make the shower wider. When the shower sits under a window, we either reframe the opening or detail the sill and surround so water cannot get behind it. If terrazzo continues into the bathroom, we plan the transition so the new tile meets it cleanly.
Built for hard water and lake-country humidity
Central Florida’s groundwater is hard, and in a humid lakeside setting a bathroom can stay damp for hours. That combination shows up as mineral film on glass, mildew along grout joints and caulk that fails early. In older homes without a dedicated exhaust fan, the problem is worse.
Each Luxive shower is installed over a continuous waterproofing membrane, with a pitched floor and a drain matched to the layout, so water cannot soak into the wall or slab. We often recommend adding or upgrading a ducted exhaust fan during a remodel. On the surfaces you see, larger porcelain tile reduces grout lines, high-performance grout resists stains, and coated low-iron glass is easier to keep clear. Our waterproofing guide explains the layers.
Permits and associations in Maitland
The City of Maitland has its own building department, so homes inside city limits generally permit through the city rather than Orange County. Bathroom work that changes plumbing, walls or electrical, including a new exhaust fan circuit, is the kind of project that typically needs a permit. We confirm the requirements for your address.
Most of Maitland’s older single-family neighborhoods have little or no HOA oversight, but townhome and condominium communities near Maitland Center and along the lakes usually have association rules about contractor hours, parking and debris removal.
Cost and getting started
A tub-to-shower conversion in a mid-century home is one of the most cost-effective remodels we do, though older plumbing and window work can affect scope. Our custom shower cost guide explains the main factors, and the pricing page shows how our systems are structured. Schedule a consultation to get started.

My shower is under a window. Can it stay there?
Yes, with the right detailing. We either reframe the opening or waterproof and finish the sill so it sheds water.
Can you add an exhaust fan when you remodel?
We recommend proper ventilation in every shower remodel, and we coordinate fan installation as part of the project scope when it is needed.
