New homes, basic showers
Lake Nona is a master-planned community in southeast Orlando that has grown mostly since the 2000s, around Medical City, the town center and neighborhoods such as Laureate Park. Nearly every home here is relatively new, which changes the conversation about a bathroom remodel. There is rarely rot, old plumbing or a sagging floor to deal with. The issue is usually that the original shower was built to a production budget.
In a typical newer home that means a standard-size stall with a framed or sliding door, a small factory niche, a single shower head and smaller tile with lots of grout joints. Some secondary baths have a fiberglass tub and surround. Homeowners who plan to stay want a shower that feels intentional: a larger footprint, frameless glass, a bench, a linear drain, better lighting and tile that does not look like every other house on the street.
Because the slab and framing are usually in good condition, newer homes are often well suited to bigger changes such as lowering a section of floor for a curbless entry or relocating a drain. We still verify the slab, the plumbing layout and any post-tension cables before committing to a design, because many Florida slabs are built that way and cannot simply be cut anywhere.
Designed for Florida water and humidity
Even a new house deals with Central Florida’s hard water and humid air. Mineral spotting on glass and dark grout lines show up quickly in a shower that does not dry well. Builder showers often rely on a basic liner or surface sealer rather than a continuous bonded membrane, so the first remodel is a good time to upgrade what sits behind the tile.
We build each shower on a full waterproofing system, pitch the floor precisely and size the drain for the shower’s layout. Large-format porcelain cuts down on grout, high-performance grout resists staining, and coated low-iron glass helps keep panels clear. If your bathroom fan is small for the room, we will point that out, since good ventilation matters as much as good tile. Learn more in our waterproofing guide.
City permits and HOA guidelines
Most of Lake Nona lies within Orlando city limits, so remodel permits generally go through the City of Orlando. Some nearby addresses are in unincorporated Orange County, so we confirm the jurisdiction for your home before scheduling.
Lake Nona neighborhoods are HOA-governed, and many have rules about contractor hours, vehicle parking, signage and dumpsters. Interior work is usually straightforward, but it helps to give us your community’s guidelines during planning.
Costs and consultations
Upgrading a newer home’s shower is often more predictable than remodeling an older one, but scope still sets the price. Our custom shower cost guide walks through the main factors and the pricing page explains our system tiers. Book a consultation when you are ready to talk specifics.

Questions
Lake Nona shower remodel FAQ
My Lake Nona home is only a few years old. Is a shower remodel worth it?
If the shower is undersized or built with basic materials, a remodel can add both function and longevity. We will tell you honestly if an upgrade makes sense for your space.
Can a curbless shower be added to a slab home?
Often, yes, but it depends on the slab construction and drain location. We confirm both before designing a curbless layout.
