Lake County hills, lakes and fast growth

Clermont sits in south Lake County on the Clermont Chain of Lakes, in some of the hilliest terrain in the Florida peninsula. The historic Citrus Tower and a small downtown near Lake Minneola recall its citrus past, while the region’s trails and hills have made it a popular base for runners, cyclists and triathletes. Since the 2000s the area has grown quickly, with large subdivisions along SR 50 and US-27 and toward the south.

Most Clermont homes are therefore fairly new, built from the 1990s through today, with older houses closer to downtown and the lakes. In the newer homes the structure is generally in good shape, and the bathroom project is about replacing a builder-grade shower: a standard stall with a framed door, small tile and a basic niche, or a fiberglass tub surround in the secondary bath. Older homes near downtown add the usual surprises of age, like original plumbing, smaller rooms and limited ventilation.

Active households here often ask for showers that work hard: a larger walk-in with a bench for post-workout recovery, a handheld sprayer for rinsing gear, and slip-resistant floors. Those features are easy to plan in from the start.

Hard water and humidity in South Lake

Lake County’s groundwater, like the rest of Central Florida’s, is hard and leaves mineral spotting on glass, fixtures and dark tile. Humid summers and frequent storms keep bathrooms damp, so grout and caulk in an older shower tend to darken and fail.

We build each shower on a continuous waterproofing membrane with a sloped floor and a drain sized for the layout, so water never sits behind the tile. To keep upkeep low, we often suggest larger-format porcelain, stain-resistant grout and coated low-iron glass. Textured or matte floor tile adds grip, which matters for anyone stepping in after a long run or ride. See our waterproofing guide for the details of the system.

City of Clermont or Lake County permits

Homes inside Clermont city limits generally permit through the city, while many homes with a Clermont address, especially in the newer subdivisions south and east of town, sit in unincorporated Lake County and permit through the county. We confirm the right office for your parcel before scheduling.

Nearly every newer Clermont subdivision has an HOA, and many have rules on contractor hours, parking and dumpsters. Clermont is one of the farther-west communities we serve, so check the travel details further down this page as well.

Budget and next steps
